Amazing Apartment Facilities Supervisor opportunity for a results oriented leader to join our Nationally recognized Realty Development team.

Responsible for maintenance and asset preservation of a growing, owner developed and managed, apartment portfolio; consisting of class A communities that are stabilized, newly developed and or in lease-up. This position is non-exempt Monday thru Friday position and not in the on-call rotation. However, must be available to support the team and assets as needed.

  • Strong leadership and partnering ability
  • Provide support, training and guidance to a team of technicians with the ability to build bench strength
  • Ensure high resident satisfaction via vendor and associate management, asset preservation efforts, and follow up.
  • Maintain knowledge of property and associate performance utilizing PM software reporting
  • Experience with elevators, access control, security and fire/sprinkler systems is preferred
  • Other duties as assigned

As a Supervisor, Technician Facility Maintenance, you will lead staff responsible for facility maintenance services and operations including plumbing, electrical, predictive maintenance, preventive maintenance, heating, ventilation and air conditioning (HVAC) maintenance and operations, data center maintenance and operations. We'll count on you to provide hands-on skills in multiple trade subject areas as work-load requires.

Job Description

Key Responsibilities:

  • Supervises a staff of facilities maintenance workers who perform maintenance service tasks in a specific trade.

  • Ensures efficient operations of facilities and equipment through the supervision of technical support staff made up of skilled and unskilled trades, and the sourcing of vital outside technical and non-technical support services. Ensures that all systems, including utility infrastructure, are fully operational and inspected in accordance with accepted standards and practices, including preventive maintenance schedules.

  • Develops and implements preventive maintenance and repair programs and procedures for assigned facilities.

  • Supervises facility maintenance projects and ensures that all projects are completed within approved schedules and budgets. Plans projects and prioritizes, and monitors progress.

  • Identifies current operational and maintenance needs and formalizes operating plans and shop budgets to increase efficiency of the company's facilities. Sources and negotiates outside contractor services and products to meet and align with facility maintenance objectives.

  • Responds to emergencies outside of normal working hours.

  • Remains familiar with and aligns with all applicable federal, state and local laws codes, regulations and ordinances.

  • Provides performance management, salary planning and administration, training and development, workflow planning and day-to-day administration, hiring and placement and disciplinary actions.

May perform other responsibilities as assigned.

Reporting Relationships: Reports to Manager/Director.

Typical Skills and Experiences:

Education: High school diploma or equivalent required. Associate of Science degree or certificate from technical school or successful completion of Department of Labor approved training program or equivalent. Undergraduate studies strongly preferred.

License/Certification/Designation: State Fire Alarm, Level 1 Thermography Certification strongly preferred. Electrical license required (if mandated by applicable state to perform work); Level 1 Vibration Certification; HVAC: Universal CFC certificate, State Stationary Engineer's license or equivalent course work required.

Associates must acquire the required federal and/or state licenses/registrations within the time period designated by the business unit. Additional licenses/registrations may be required when new products and services are implemented. If an associate fails to obtain required licenses/registrations within the designated time period, the associate will be ineligible to continue in the position.

Experience: At least six years of relevant experience in specific trade as noted above.

Knowledge, Abilities and Skills: Must have thorough knowledge of: specific trade such as HVAC mechanical and life safety systems, motor controls, vibration analysis and equipment balancing; all codes, principles and techniques associated with the installation, maintenance, repair and operation of HVAC mechanical systems and devices. Must be knowledgeable in advanced mechanical test equipment. Must have the ability to: install, maintain, repair and operate complex systems and devices for assigned trade; troubleshoot and test complex HVAC mechanical systems and components; evaluate and recommend solutions to complex problems associated with mechanical systems and equipment. Ability to interpret system blueprints and schematics and oversee others in safe work procedures on systems and equipment. Must have a command of all skills necessary for verbal and written communication with all levels of associates and external contractors.

Other criteria, including leadership skills, competencies and experiences may take precedence.

Staffing exceptions to the above must be approved by the hiring manager’s leader and Human Resources Business Partner.
