Senior Investment Analyst - Real Estate Research Analyst

This is a hybrid role based out of our Columbus, OH office. The teams comes in 3 days a week.
This position may be staffed at an Investment Analyst or Senior Investment Analyst level depending on the experience of the candidate. The Research Analyst will be responsible for commercial real estate (CRE) investment research supporting proactive portfolio management, including acquisition and disposition analysis of loans. Provides internal customers with current and relevant market data and assists them in their usage of the data. Evaluates sources of data in the context of how the data is to be used.
Job duties will include collecting and analyzing CRE market data such as occupancy, rent, supply and demand, new construction, capitalization rates, etc. Collecting and analyzing economic and demographic data on the national and local economies and the effect on CRE markets. Collects, organizes and manages tenant information such as credit ratings, market share, news releases, closure and bankruptcy announcement. Summarizes market information for real estate management on an ongoing and ad hoc basis. Contributes to the ongoing collection and maintenance of research data and monitoring of markets, including competitor information. Extracts market information from portfolio monitoring databases and synthesizes info to support underwriting decisions. Supports all Nationwide Investment associates in their use of real estate research. Performs special projects and other duties as assigned.
Education: Undergraduate degree with credits in real estate, finance, economics, accounting or business preferred.
Experience: Prefer some related experience in real estate investments with a reporting background. Ability to work well in a team environment, with effective verbal and written communication skills. Solid technical and analytical skills, and effective with software applications such as Excel, Word and various query tools. Ability to quickly research, analyze and summarize market information. Excellent attention to detail. Ability and desire to continue developing their knowledge of real estate investment principles and practices.
This role does not qualify for employer-sponsored work authorization. Nationwide does not participate in the Stem OPT Extension program.

The Real Estate Deal Analyst - Senior Investment Analyst role is responsible for analyzing and underwriting Commercial Mortgage loans. Prepare various market reports, portfolio analysis, financial analysis and modeling, and investment recommendations for management evaluation, as well as portfolio surveillance and monitoring.
Job Description
Key Responsibilities:
Work with Regional Portfolio Manager (ie. Real Estate Portfolio Manager) and senior management to identify, underwrite, structure, and negotiate real estate investments.
Assist with underwriting real estate deals (including property or fund analysis, market analysis, as well as financial analysis and modeling), borrower, business plan, exit strategy, etc.
Assist with preparing investment recommendations.
Work with internal and outside legal counsel, as well as borrowers to assist with finalized deal closings. May include negotiating, reviewing and approving documents and other due diligence items.
Develop working relationship with mortgage correspondents, managers, brokers, and existing and potential borrowers to facilitate investment opportunities.
Collaborate with Real Estate Investment Research, Real Estate Portfolio Managers, Real Estate Risk, Enterprise Portfolio Management, Investment Risk Management, and Legal Representation (internal and external).
Provides initial input and/or assist peers with subsequent updates of loan information in the loan management system and other subsequent database or website related systems.
Prepare various market reports, portfolio analysis, and statistical data for management evaluation.
Work with Real Estate Research, Loan Servicing/Asset Management and Real Estate Risk teams.
Assist in portfolio surveillance, portfolio monitoring and risk mitigation
May mentor more junior associates.
May perform other responsibilities as assigned.

Typical Skills and Experiences:
Education: Undergraduate degree in business, finance and/or real estate. Graduate degree and/or professional designation preferred but not required
Experience: 4 to 7 years of investment experience.
Knowledge, Abilities and Skills:
Proven knowledge of real estate principles and practices, such as underwriting/valuation, various debt/equity structures and legal documentation (debt/equity agreements) preferred.
Strong real estate underwriting skills are preferred.
Must be proficient with spreadsheet software and general computer software applications.
Solid interpersonal and negotiation skills are necessary for working with loan correspondents, borrowers and internal clients.
Diligent organizational and record keeping skills are needed for successful portfolio management and process tracking.
High attention to detail is required.
Must be an independent and creative thinker, a self-starter, extremely proactive and demonstrate a high ability to learn on the fly.
Other criteria, including leadership skills, competencies and experiences may take precedence.
Staffing exceptions to the above must be approved by the hiring manager’s leader and HR Business Partner.
